Hi BP,

I've just got my first lead on my wholesaling campaign and am looking for advice on how much to sell it for to a cash buyer in the Tampa area. It's a 3/2 Condo with approximate ARV of $90,000 and in need of renovation(will find out how much rehab is needed today).

Considering the current market in Tampa, what would be a good percentage of ARV minus repairs to entice Cash Buyers(knowing condos can be a tough sell)? Or are Condos a no go for Cash Buyers in this market typically speaking? Thanks for your input! If I left anything out, please don't hesitate to let me know :)

Thanks @John Steele, I will be going to the FIBI meeting in Del Mar next Thursday and other San Diego area meetings. I'm looking to purchase a personal multi-family property(to rent out and live in) next year with the VA Loan. At this point, wholesaling seems to be one of the best ways to get experience and wisdom in the market for where I'm at in my life.
