Since animal control came out to pick up the cat , they have to file a report in that report is the adress where the cat was (my rental), and when she picks the cat up she has to pay a fine and prove the animal has shots . She also has to provide I D to get the cat , with her address (my rental) Now I have a very strong paper trail if I have to do a formal eviction .

Yes , she broke the lease , thats why I am putting her out .

So she says she is getting rid of the cat , I have to give her 24 hours notice to go in the house , so she cleans up and gives the cat to a friend for 1/2 a day , I leave the cat comes back once I leave . Been there done that

Its no different than believing sob stories why they cant PAY the rent .

When I rent to someone , I tell them , stress to them , I follow the lease agreement , you pay late , you pay a late fee , you violate the lease you get evicted . I dont listen to excuses .

My niche is finding smaller houses in good areas with better to great schools , What I have to rent people want , I am rehabbing a duplex that will be done in 2 months , I have 15 applicants already , I havent put up a sign or advertised . I mentioned to the 2 neighbors that it will be for rent and people searched me out thru tax records or knocked on the door while I was working .

Does it have 3 meters? if so it may be legal , someone had to get a permit , the 3 rd may be on that permit

When I have looked at properties over the years , the 1 thing that really grossed me out was the house that reeked of cat urine . They had a house in the next county that was rented to a woman who had 10 cats , it was so bad they bulldozed the house .

Knowing Violate a legal contracts terms and conditions , and there are consequenses .

If ti has a basement , a good electrician could re wire by fishing wires thru the wall from the basement with little or no damage , even while the tenant is there. definatly go with seperate panels AND meters . The second floor would be a challenge , but could be done

I am a strict NO PETS landlord . And yes we have a cat at my own house .

I am also a strict NO JUNK Cars landlord , and I am a car guy , I have quite a few . And if a tenant brings in a beautiful Rolls Royce and has it untagged in the driveway , it will be towed .

If I start bending on the rules where do I stop ?

I have been down that road before , cost me too much t . I also have to look at this way , she lied , and violated the lease , I already have someone else lined up as a tenant . Its a blue ribbon school district , never a problem renting this house. Tenants generally leave because they bought a new home

No , she was a 6 month tenant in a brand new rehab , that had a cat for 7 years and ignored the lease about pets .

I have 1 house thats been rented to a middle age woman , I was doing some clearing of brush and vines and I kept seeing this "stray" cat wandering around the house .(I have a NO pets policy) So the next day I brought my "catch em alive " trap baited with wet cat food. Caught the cat in the first hour we were working the next day . My tenant comes around the corner and sees the cat in the trap , and I could tell by the look on her face it was hers, but ....... she asks me what I am going to do with the cat ? Take it to the pound ? Now I wanted to know if it was hers without asking directly . I quickly said no , I have a friend with a big snake . She lost it , told me she has had that cat for 7 years I cant do that .

I then told her she can pick up "her" cat at the pound and handed her her 30 day notice , and told her to read her lease agreement about animals . I called animal control , had them come get the cat so I had a record of the violation .
