If you do go ahead with them, be really sure to check the local laws. I've seen plenty of cases where signs aren't illegal, but where a lot of people are placing them is (littering, $100s in fines)

If this has been on the market for that long you have to ask why.  Does it need a massive amount of work on the inside, is it basically a tear-down?  Are there liens on it?

As to steps if it has been on the market for so long It should be easy to arrange a showing.  Get in there a take a look for yourself or with one of your GC relatives.  Crunch your numbers, run some comps, and if everything works out then it's your call to pull the trigger.

We see closing dates get moved around all the time, so that isn't too surprising.  But frankly I am surprised you waited around to be extended on four times.  That just seems excessive and would make me feel really squirrelly about the seller.  Glad it all worked out for you in the end.

Because of my wife having allergies I am generally more sensitive to such things than the average landlord/tenant, but I would generally say that if you are renting an unfurnished place then you should clean all surfaces and deep clean carpet.  Make sure you check everywhere for possible issues, I had to fight with a previous landlord over there being mouse droppings hidden in a couch.

Aside from that, I would just make sure prospective tenants understand what you mean by clean.  Set a standard and stick to it.  If she mentions her child being really allergic, then either go ahead and steam clean or talk to her about an extra cost for doing so.  Everything is a negotiation, but some things you just do to be a nice guy or because you feel it is your obligation as the landlord.

Glad to have you aboard, @Jack Arnett, and all the best to you.  You definitley have a leg up already knowing bits and pieces of the construction part of flipping, should make for a smoother learning curve.

My quick advice to you would be to find what market you want to invest in and just research and network that market as much as you can.

As you are still in school and depending on your time and finances, it might be worth it to get a license.  I don't know about CA but in TX you just need to be 18, pass the education requirements and a background check.  Down the road it can save you a lot of money in agent fees if you can buy and list things yourself.

I'd also check out what meetups are in your area, try to start schmoozing and networking with the players in your market.  Relationships and your network are everything in business, so the sooner you can build those the better.
