Hey BP! 

Just an idea; It would be really cool if you guys had J. Scott's Project Manager on an upcoming podcast. It would be nice to see from a his perspective on how to choose general contractors and also talk about estimating rehab cost.

OK guys so the plan for me seems to come in bits and pieces. I wanted to get some input and advice on what you guys think about my plan. Keep in mind that this is not a "business plan" or even remotely close. 

My Story:

Born and raised in eastern North Carolina, joined the army reserves, was hired at FedEx ground as a driver, deployed to Afghanistan, came back to FedEx, eventually got out of the army and after working 8 years for FedEx I to go work for the family I.T. business in October 2016, then some things went kind of shady so I decided to put my notice in to leave at the end of July. I have decided to go back to FedEx (which I already have lined up). The problem is I have knee surgery scheduled at this end of this month and I wont be able to go to work until October 2. I'm 31 years old, married, have 2 kids and a homeowner.

When things started to go south at my current job about 2 months ago, a friend introduced me to the idea of "wholesaling" real estate. I became really excited and began learning all I could on the subject. With all the research and YouTube videos I came across, that eventually led me in to joining Bigger Pockets about 3 weeks ago. Learning more and more not only about wholesaling but other avenues of real estate I then became more aware of my market and I also became better informed about what I wanted to pursue in real estate. From thinking that I wanted to wholesale I started to become more interested in flipping. I would also like to eventually pursue another strategy in the future that I'll talk more about toward the end of this post. 

The Plan:

October 2 start job

Between now and December put my house on the market to sell. 

After my house sells find somewhere to live for half of what i'm paying now. 

By Jan 2018 purchase my first investment property. 

If all goes well then purchase my second investment property June 2018 (Giving myself a 6 month time in between to flip two deals. 

2019 have 4 flips under my belt

2020 go full-time real estate investor

And a future investment that I would like to eventually have is my very own wedding venue or event space if you will. 

So guys let me know what you think. Obviously there is a a lot more variables but this is just a brief overview of what I want to do.

I also live in Greenville NC and looking to invest in my first property! Depending on how much you already know about real estate https://www.biggerpockets.com/courses/a-beginners-introduction-to-real-estate-investing was a huge help for me. Have you thought about what type of niche and strategy you would like to pursue?     

just wondering when the release of a BiggerPockets iPad app will be?

Hi all,

My name is Matt and I am just starting my journey into real estate. My story kind of goes like this....

Now I have about a month and a half to figure out how to sustain myself and my family with starting a business in real estate. I'm 30 years old, married and have 2 kids. 

I've been studying wholesaling but not ready nor confident enough to start making offers. I've been reading "The Art of Wholesaling Properties", listening to cleaver investor and taking advice from my personal favorite Grant Cardone. Although Grant is big time and doesn't really do anything with wholesaling I still find his advice worth while. I would like to see a simple step by step procedure of how real estate investing works. I know Clever Investor has a course that looks inviting but honestly guys I don't know WHERE to start. I have about a month and a half to figure this out and would like to have a good place to start.

Please help.
