As an FYI to folks - I completely forgot my godmother is a real estate attorney. Her recommendation for my situation was forming one LLC in California (directly online with the California Secretary of State, which she said is simple to do yourself) and coupling that with an umbrella insurance policy. I am going to continue seeking other legal opinions, but just wanted to throw that out there for people.

Hi all,

A San Francisco resident, I recently bought my 1st investment property out of state (an SFR) and anticipate buying future SFRs in a couple of other states going forward.

I have not set up any entity to this point and am wondering whether I should first consult accounting or legal advice regarding the optimal structure to use? My big question is should I set up a Series LLC in the state of California for all of my investment properties or should I set-up an LLC for all properties in each state I invest property in or some other type of structure?

Any general advice from similar experience and accounting or legal recommendations from folks would be greatly appreciated.

Hi BP Community, 

I am a new member, 25 years old, currently living in SF and learned about BP after listening to numerous informative and helpful podcasts. Originally from LA, I have been in SF for the past ~3 years working in investment banking and now private equity investing. I have no real estate investing experience, but am currently looking to learn more about real estate investing and begin investing in buy and hold properties (outside of the pricey SF city).
