@Owen Thornton I don’t have the answers to your questions but wanted to add you might want to check with your state to see what the legal requirements are. I know in WA that you needs to have a Managing Brokers license as part of/to run a property management company.

@Adam Brammer I’d encourage you to check out credit unions. I’m in Seattle and know of several that will amortize over 30 years on commercial deals.

I’m working with a local CU now that is giving me 4.25% with 25% down over 30 years and no pre-payment penalty.

@Bernard Sanga Not sure if the property you’re purchasing is an investment or primary residence.

I personally will not buy a rental if it’s on septic. Most tenants are not careful with what they flush or pour down a drain. Problems with septic systems can get costly quick. I get that there’s not a sewer bill if you’re on septic but since the tenant will pay the sewer bill it doesn’t matter to me. Lot less risk in my opinion if it’s on sewer.

I’ll echo what others have said. Get the septic system checked prior to purchase.

And for what it’s worth my primary residence is on septic and I wish it wasn’t. I can’t even get my wife to stop flushing stuff she’s not suppose to...

@Patrick Strain Might consider your local credit union. Mine did/does 75% LTV on non-owner occupied. Very common here in WA.

@Geren Williams All previous posters have made valid points for both sides of the cash vs. finance debate.

I can tell you from personal experience having a rental paid for is a great feeling. You feel no pressure to rent it out to someone that’s not right since you don’t have a payment.

My only gripe with a paid for house is I wish they’d mail me a title, like they do with my cars, showing I own it (I know this can be had from title company).

@Evan Mack I’m not sure if they deliver but I’ve always used a place called KB Kitchen & Bath. They’re on the main drag in Spanaway/Tacoma on the right if you’re headed south. The cabinets are great quality, plywood boxes, and are very affordable. I recently did a small kitchen cabinets and basic granite for about 3k. Whichever direction you go, good luck.
