Sorry, I should have specified. I am doing DIRECT MAIL.

To be even more specific, my question was regarding OFF MARKET properties.

I get an ungodly amount of flyers/outreach from multiple wholesalers every single week.

Going to go out on a limb and say there's probably nothing unique about where this property is. You're probably competing against others even more so if you bought a list for your direct mailer.

Seems like you got "unlucky" and found a savy seller lol

So I have a idea of something that I feel would be useful, but a bit stuck on how to start it. Coming here to hopefully find a path forward.

The idea centers around the idea of a heat Map or finding hot/cold areas of activity. This would allow the user to look at areas that are more congested and contrast it with areas that don't see nearly as much activity. Then you'd be able to create a dashboard around the high/low categories and ideally better spot trends.

Question comes down to what would be the best way to do this ideally on a site that one could log into and make custom adjustments as needed.

The data set would be easy enough to pull from multiple sources, it'd also be fairly simple in terms of the different categories etc... assuming that could just dump/update through an API...

Lastly, I know that it'd be easy to be taken advantage of hiring this out so what are some things to look out for or trusted sources.

I have searched high and low for this and can not find anything that matches what I'm trying to do. Plenty of stuff is similar but wrong focus, to the point I wouldn't even be able to customize something existing to fit my needs...or at least nothing I've found.

USDA loan on a rural property...0% down 

and USDA definition of rural might not be as rural as your definition haha

Avila Beach... My favorite place haha but fair warning inventory is tight and prices are up there.  But fantastic town, cool vibe enough to do that you don't have to leave much for a weekend getaway...

Go look at the current listings for flips, find who's doing the most flips or at least flips/properties you like.... Get in touch with them and go offer to visit properties for them and take pictures. Offer up to send them leads for properties that fit their profile as well while you're driving around.

If that doesn't work or you want more..go join the local meetups and network and offer up your time. Pitch that in exchange for experience you're willing to invest time doing...insert what you're good at. Add into to that doing boring stuff for small fee that would be a waste of someone else's time.

Then on top of that, find a rental over the summer. Work with a landlord to become the master tenant...and get their buyin to market/sublease a property by room. Charge per room so you can reduce your housing costs, but more importantly establish credit by having stuff in your name you normally wouldn't afford by your self.. like utilities cable/internet etc. Building your credit history is just as valuable as building your experience and capital.
