I'm just a frequent vacationer to the area and have often thought about what it would be like to own a property in Orlando.

What would you say is an appropriate entry price for an investor in the Orlando STR market then if 350 isn't enough? I'd be curious to know the occupancy rate of your buyers in the area. I feel like I see a lot of vacant homes, always last minute deals on STR sites, etc. So even people traveling from around the world year round to the parks now I'd be concerned about an investors ability to cash flow in that market.

Mostly I like the keys because of the high rental rates and strong market (barring a hurricane or course).

Do you own any STR in Miami or Ft Lauderdale? Why do you suggest this over the keys?

From the property owners I am speaking to sellign their place they are quoting 70-90% occupancy rate, on some pretty nice/updated waterfront homes.  Is this reasonable to assume these #s?  From my research I believe this to be the case.  My biggest hurdle now is the insurance.  Some of the stilt homes are so far above the water, flood insurance doesnt seem necessary and the newer homes with newers roofs and impact windows should protect me.  But will the bank be okay with that assuming I'll have to finance?  What other insurances should I consider?  Renter insurance?  Costs?

I am considering purchasing in the florida keys for the purposes of weekly/monthly rentals.  The numbers seem great so far despite some pretty high prices for keys property.  If anyone has any experience and is wiling to share any advice it would be greatly appreciated.

I've seen some good multi deal in some of the more west parts of broward (pompano, Coral Springs, etc). But like you, I've struggled to find them as it takes a lot of grunt work. I've had difficulty finding an investor friendly realtor that could hopefully bring me some of these listings earlier in the process. Any suggestions or insight would be greatly appreciated.
