Post: Realtors and Contracts

So just a quick question. So lets say I find a house on MLS, I go look at it, I put an offer and I want to contract the house with the owner. Does the realtor have anything to do with the contract or she/he is just there to show me the house? Additionally, should I form my own contract and make it a personal written agreement or should I get an attorney involved? Do the realtors take a fee for the contract?

I am just getting starting wholesaling and I definitely think that this deal is going to be big. Please if anyone can give me some insight that would be great.

@Josh Stevenson Please and thank you, I would really appreciate that. If you know anyone, I would be glad to partner with them. And TRUST me when it comes be my turn to start flipping, I will definitely be with them all the time, and I'll pay competitively so they get the job done right. I'll give them 6% and a bonus for doing such a good job. 

As far as contracts go? Should I ask an attorney to write them for me? Or should I just write a personal 2-way agreement and not get anyone involved?

@Roger Poulin Well anything is possible if you put your mind to it. I wanted to learn how to snowboard, I started on greens went to blacks. I wanted to know how to make money through the stock market, 20 books and a hell of a lot sleepless nights later, I learned to annualize a ROR of 10+%. 

Same thing applies to REI. I know for a fact that I will be successful and I will make millions, just have to start somewhere. Right now looking at 2 properties in my town and I want to put them under contract so that I can sell them to someone that has the money. Being 19 with undeveloped credit and no connections, it isn't easy to get financing. But since the day I started learning on BP and thru books, I've already made good connections and potentially met investors that would be eager to work with me and that properties off my hands. I know that whatever I do and put my mind to, I will accomplish, no doubt about it. I just need someone to see it in me and help me. I have SO many questions and am always eager to learn. I always believed that the 2 most important things in life are money and knowledge.

@Brian Bassano I am also looking at buy and hold rental properties for steady income. Have you secured any deals yet? Are you working on anything currently? Do you have connections with investors that would be willing to work with you? Any contractors/agents/PMLs?

@Brian Bassano Is there a link to RSVP to this meet up? I would love to make my way there, but that all depends if it is going to fit my schedule. Let me know, I am always eager to meet newbies just like me, that way I don't feel like I am learning alone. 

Also what kind of investors are you looking to be? Wholesaler? Rehabber/fix and flip? Rental?

@Laura Alamery Thanks for the advice. I will definitely look into it. I am assuming that wholesaling would be the best way to get my foot thru the door as far as REI goes. Last quick question, so going thru a contract... On a FSBO home, do I tell the owner that I want to establish a contract or do I talk to a agent? Who exactly do I establish this contract with so the house could be held for me?

@Antonio Parks So as far as meetups go, there should be plenty in your area in California. First things first, set up your keywords on BP to scan for meet ups in your area. Next, go on meetup.com and try to find REI meetups thru there. That's what I did, I am actually going to be attending my first one later today, can't wait. I am still amateur to REI just like you, but hopefully that doesn't stop me from making connections and networking.

I am not a professional, actually relatively new to the REI scene, but I would definitely attend your meet up. I am from Bergen county New Jersey, I am am eager to connect with seasoned investors and agents that would be willing to work with us. What exactly does putting a properly under contract mean? Why does it not require any money on my end? Do contracts act as money substitutes? When I find the property, do I have to go through the whole process of looking at it and making an offer or do I just present the property to my partner or investor?
