You meet with a seller, negotiate a great price on their home, and they sign the contract. You haven’t decided whether you want to fix & flip, wholesale, or keep the home as a rental, but you know it’s an incredible deal. You order the title search, and the title company calls back in a few days with the terrible, horrible, no good, very bad news. The property has multiple LIENS AND JUDGMENTS! Now what?!?

The truth is this scenario is not all that uncommon. Sellers in financial trouble will oftentimes have other past struggles that will pop up in the forms of liens attached to their property. But this is where the real money is made! Newbie investors with a lack of knowledge will consider the deal “dead” and move on, hoping to find another deal to pursue. More experienced investors will go to work on dealing with the liens, and use their skills to clear title and get the property to closing!
