Hey Chris the duplex is around 250k so it would help me to partner on this because it helps reduce my cash out of pocket and get me into another deal.

Hey wondering how people have dealt with this issue before. How would you structure a duplex deal with someone if your partner wants to live in one of the units? Do you think this is too thin of a deal even do? I’m in my mid twenties so ideally one of my friends who I’d partner with would only live in it for a few years then we could both get cash flow. Any thoughts are welcomed thanks!

I don’t trust Zillow, Redfin and Trulia are my go to. But I would never trust the estimates and site assigns.

Thanks Alex, I could utilize those resources that was something I kind of wrote off. It’s one of those things I want to do everything myself. But I think I need to look at it more as I have an opportunity for you rather than I need something from you. I’ll definitely think about that option thanks!

Hey guys, I’ve been on bp for a year now I just got my first deal a 4bd in philadelphia and have it rented. I’m looking to get my second house later this year. Obviously when starting out available money is one of the hard things to navigate. I wanted to know what creative financing options you guys have? My buddy does 5-10% down with higher interest, I’m looking for something like that. My goal is the least amount out of pocket. Let me know thanks!

Hey my name is Matt Tallent I'm new to the forums but I've been listening since February. I'm looking to buy my first house. I have two deals I'm looking at right now both are 4 bed 1 bath. My intention is to live in the house until I'm thirty and rent the other three bedrooms out. House number 1 is 259,000 fully renovated however one of the bedrooms is small. House number 2 is 229,000 it's in decent shape and has a new kitchen. I would have to replace the bathroom before anyone moved in. The rooms are alot bigger in this house though and I could possibly put in a second bathroom down the road. The backyard is a lot smaller than the other. What house would you go for house number 1 which is move in ready and maybe will rent more or house number 2 which is alot cheaper but needs work. Any insight is appreciated thanks!
