@Charlotte Chew I use Venmo it’s free for all to use. I have it in my leases that rent is to be paid by Venmo. It’s super easy which reduces frictions between you and the tenant paying you. Kind of like when you set up amazon to remember your credit card then you make a bunch of purchases. Any questions lmk!

@Brady Boyer i would hit up craigslist, Zillow which will put it out to Redfin Andy trulia (this is free), and Facebook community groups. I usually get 30+ responses. Maybe 10 showings. Schedule them all for the same day in case some don’t show.

Hey all,

Looking to buy a live and flip as my 3rd project. The house has all wood paneling for walls. I was thinking of tearing it out and replacing with drywall but I’ve heard from a few sources you can drywall over it. Is drywalling over paneling a bad idea and if so why? Thanks!

Hey all,

I have a sedan now but I’m always finding a need for a truck. My plan is to trade in my sedan and buy a truck. Can I buy this from my rental bank account and write it off. Also can I write off the maintenance and gas as well if paid with by a debit card from my rental account? Thanks!

Hi Cecile,

Depending on who yo listen to the market is always going to crash tomorrow. On the bp podcast they were claiming the market was going to crash since 2015 which I think was in the back of everyone’s mind because it was doing so well. When Brexit happened everyone was like HERE IT IS but it quickly rebounded. I was worried about the same thing and timing the market and someone raised this question at a REA meeting I belong to.

This guy who had been investing since the 80s said: “you guys don’t really get it because you have only really been through one cycle but I’ve been through three. When my wife and I refinanced our house from 16% to 12% we thought we were geniuses. Interests rates are low now and will only be going up from here. So although prices are high interest rates are low”.

That has stuck with me granite I’m a big and hold investor who plans on holding for at least 10+ years hopefully 30+. So it’s based off what you want to do! I think it’s best just to get started though and learn, good luck?

Hey all,

I have an accountant but I like to throw my general questions in here. I do my Quikbooks and just send to my accountant during tax season. I still have to split up all the payments for the mortgage in 2018. It’s linked to my bank so each months payment is registered as on lump sump which includes taxes,insurance, pmi, principle, and interest. How should I record this just split up each payment and divide the taxes / insurance or should I do those as a lump sum. Thanks!

Hey all,

Another paint question I know. I have to do some painting again and color matching is getting old. I want one color that I will use for the rest of time. I was thinking of light gray because it’s neutral but hides more than white and doesn’t have that glare. What is the most cost effective way to go? Im probably going to get a 5 gallon but don’t know what brand is best let me know thanks!
