@Adam Price we love Zego. Right now about 95% of our tenants pay this way. They can go into Walmart, seven 11 and many other locations and pay then it is automatically put into property management software.

We also offer ACH payments, mailed in money orders.

@Nick Nelson I don't know about your state but we always make sure to bring all our eviction case to final judgements and in Massachusetts judgements are good for 20 years. We have then often given those to collection agencies.

We recently had a tenant from three years ago come back and before they had a past balance with us they could not get another apartment and so they had to negotiate a settlement with us.

@Kyle Keller yeah don't over think it. We are constantly doing preventive maintenance on all our units. Just make sure you talk to the vendors your re working with. But honestly from my experience it seems like everyone it taking precautions now with covid ( masks, sanitizer, suits, and such )

@Brooke Brink I agree with what everyone has said.

Is there anything you might be able to do cheaply lower the sound level? We have in the past added bushes to help dampen the sound and that has worked quite well.

I have not tried them but there are also acoustical panels you can get to help as well.

While none of this is required of you, if the tenant otherwise is a good tenant it might be a nice gesture.

@Linda Roberts here are my two cents. Right now in Mass you are stuck for a couple more weeks till the eviction moratorium is up ( unless they extend ). So there is little you can do to push an eviction.

Regarding the repairs I would do TRO for access. That is how we do it when denied access.

Once the Moratorium is lifted since it sounds like you do not have a lease I would just give a 30 day notice for the increased rental amount and be prepared to then just give a 30 day notice to vacate. I would then make sure to have a good lawyer that specializes in tenant/landlord law to push it through the courts. Typically we are able to get this accomplished in 60 days from summary process.

You might need to meditate and make an agreement for her to vacate over time but in that agreement I would do something where each month the rent is increased until she leaves or you are at the market rent.

@Kevin Ellerton Ok to find out the lein priority in my area I look up the land records.  From there you can find which bank filed the foreclosure notice then you look at their lein and find out when it was recorded.  If it was recorded prior to any other lein it is in first position.  You will also be able to see any other leins there as well.  It is all public information.
