Have not had luck with mail chimp when try to do mass offers.  Anyone find anything else that works well?

Original number was 5k/mo

Was about 50 units ( wanted double the cash flow of what I needed and 6 months of reserves before drawing )

Took about 5 years

@Erin Dorsey Robinson we are not. We will of course work with our tenants. Right now most of our tenants that have lost their jobs are actually taking home more money on unemployment.

Luckily so far we have seen a 92% collection rate in April but I am very worried about May. In Massachusetts they just enacted that we can not file any evictions till 45 days after the emergency is lifted. I think May is going to be bumpy. Time will tell.

I like that Paylease ( now Zego ) is fully integrated into my PM software.  Does not look like Cozy works with what I use but have heard good things.

Received this from my insurance agent:

"To anyone experiencing a business income loss with an insurance policy in effect, due to the "Pandemic"

I suggest that it would be prudent to report a "Loss of Business Income" claim for each of your policies to your agent and state the loss is a result of the "Pandemic". Although this term is not excluded in the policy, there are many more hurdles to overcome within your specific policy language.

This is obviously going to be litigated over the next few years and who knows what that will bring, but if you do not report it in a timely manner to your agent or your insurance company, your outcome is certain - no coverage. "

Curious if anyone else is working on a claim?  Just submitted mine.
