What app are people using to make nice walkthough videos of your listings?

Hi everyone.  I am looking to pick some people's brain that are crushing the wholetailing business.  I am so focused on the wholesale side and I am just trying to change the way I look at deals a little to fit the wholetailing side.  Few questions:

1.  How are you looking at deals differently when the focus is wholetailing?

2. What profit margins are you looking for to make sure you are safe if you need to take on the project?

3. Are you listing on the MLS as "AS-IS" condition?

I would have the duct professionally cleaned at the end of the project.

To help with the smoke smell what I have used in multiple fire restoration projects is an Ozone generator.  You can get a decent one on amazon for $300-400.  Works great for other smells as well.

Oh no. I just mean I need to make sure I do the same for all my employees across all the companies. Do you know if I could do a 401k for each company for myself? And then in a few years for the roth IRA rollover?

I also flip homes as well as built a property management and construction company.

I would be happy to offer my employees a 401k plan.

I got very serious into rental property about 10 years ago. Things are really now starting to snow ball and it has got me starting to think of diversifying some into index funds and maybe some bonds to great another layer of FIRE protection. Looking to put some type of plan in place. What are other small business owners doing to also help minimize their tax liability. I am looking at using Roth IRA and start a 401k inside my company ( just have to make sure I don't hear same for all employees ). Other suggestions to maximize what I one can do to put some profits into tax deferred vehicles? Thanks.

Hi everyone.  I am looking to get people's feedback on how they are handling wholetaling in their markets?

Are you only marketing only livable homes?

Are you rehabbing them to minimum bank standards?

Marketing them at 70-80 % of ARV?

What are your good practices that you find are working best?
