Hi BP Community, 

I'm currently looking at a deal in the Los Angeles Area. It's a permitted duplex with a couple granny flats that are not permitted. 

I was curious to see if there are any tax or legal ramifications if I were to purchase the property and rent the granny flats that are not permitted. The end goal would be to convert these to permitted ADUs, but I don't plan on doing that right away.

Definitely looking for places in LA that need some love as you said. I'm renting now and just want to stop throwing money away so I can build some equity. PITI is something I'll definitely need to take into consideration.

Yes, two very different areas. My goal is to find an investment property or a property I could live in by end of 2021.



I’m looking for a property that I can live in LA and possibly add an adu at a later date. The market seems to be very competitive for something like this in LA so that’s why I’m also looking into big bear...

The other option I'm looking into is an investment home/vacation rental in big bear that needs some cosmetic repair or has lot space for an adu or additional cabin. 

My main goal with my post is to develop a team now as I'm starting to look at properties

HVAC is a lot more complicated than it seems on the surface. If he has 64 five star reviews that is the reason he is expensive. You're going to pay a premium for good contractors. I'd rather pay more up front and know it is right rather than go back and fix something three or four times.

The Real Estate Action Club in Burbank and the Pasadena meetup of FIBI both sound great. I'd like to attend the Real Estate Action Club, I'll send you a message with some more information.

Right now I'm just focusing on getting a duplex or multi family house that I can househack to get started in personal real estate investment. 

I'm currently working in the construction industry, but I've been considering going into real estate development after I finish my degree from USC. Being able to meet and talk with the founder of the Real Estate Action Club would be a great resource.
