@Robert Khalev is like to attend SJREIA but I work 7 days a week currently. Maybe after the season slows down I will have a chance to get up there (cherry hill area) but it’s an hours or so drive for me currently and I just don’t have room in my current schedule

I am EPA lead certified renovator with a lead certified firm. You can’t technically test for lead paint with out a certification but if you wanted to know if it was lead paint you would want to find an already chipping area and use a 3M lead test(available at most box stores homedepot/Lowe’s). Just make sure the packaging says EPA approved test kit. Obviously you can do what you choose but if you do get fined I hope you can take the 20k hit and also know how much harm you can do to yourself, your children and or tenants/children if it’s not done properly and take proper precautions.

You don’t think that maybe you are just slightly a tiny bit biased because you benefit monetarily from lead ?  If I had my choice there would be no EPA ....but that is a topic for another day .

Like I said, you can do what you want. But I strongly recommend if your sanding or tearing apart walls with lead paint you change your cloths before going home and your child hugs you and has problems for the rest of his/her life.

Hello BP, My names Matt and I’m 35 years old and live in Cape May, New Jersey. I own and operate a small painting business and have been looking to investing in real estate. I have a 3 yr old daughter that is everything to me and my main goal is financial freedom to spend more time with the family and to have her set for life when I’m gone. I learned a lot of life lessons at an early age and know better to jump into anything with out doing research first. I’ve been reading and studying and have come here to learn as much as possible. If anyone has any direction, or books that are a must read or greatly helped you please feel free to share with me! I love to learn and I am extremely motivated as I still work 7 days a week including a second job I don’t technically need but anything to help me advance right now is a go.

I’m looking to buy rental properties and multi family properties to rent. I already own a house that I bought foreclosed but I cannot refinance and take out money “risk the house” because my fiancé is against it so house hacking is out of the question unless we ever can put the house in just her name.

I’d love to network with other investors in my area so please feel free to reach out!

@Romeo Kaado ideally I’d like to invest in Cape May county but if I found the right multi family I’d consider other areas
