Thank you @Brian Wittman! This is all very helpful. Yes, I have David Greene's book and it's the next on my reading list :) I appreciate the recommendations - I'm going to send you a DM if that's okay.
I'm hearing from everyone here and in what I've been learning that competitive advantages are key, so thanks for the advice on that front too @Jonathan Klemm. For sure whichever market I decide on (I'm between IL, MI, and OH at the moment), I'll spend some time visiting.

Thank you @Nathan Gesner and @Michael Smythe! Sounds like I should spend a lot of time talking to folks to make sure I have the best team possible, which makes total sense. And great, I'm spending a ton of time practicing deal analysis and understanding my goals to be able to identify on my end what would work for me and my portfolio, noted on the importance of taking charge of all of that. Appreciate the advice!

Thank you @Nicholas L. ! Really appreciate the words of wisdom and you sharing the challenges others have faced so I can learn from their experiences.
I'm probably putting the cart before the horse here given I still have a lot of educating myself to do, especially across market analyses to lock in my strategy, until I feel fully prepared to move forward with anything. But I'm trying to soak up as much info as I can :) Definitely planning on directly validating things myself too.
Noted on the importance of boots on the ground, I will probably spend some time on my next few trips home to see family doing some networking to set myself up for success. Thank you again for your advice!

Hi Everyone,
I'm just starting out and looking at small MFH properties but will be investing in the Midwest where I grew up, though I live in California. I'll be financing, but investment capital is not an issue. I grew up in the suburbs of Chicago and would ideally like to invest in IL since my family is still there and can serve as a home base for whenever I need to be in the area, but with IL property taxes being as high as they are I'm also scoping other markets in nearby states.
Does anyone have any general advice for buying / investing long distance? Should I really just be leaning on a local real estate agent to help me with the local markets? It might be hard for me to get to a property quickly enough to see it when making offers - is this an issue, should I try to enlist the help of a family member who could go look for me?
Still learning the ropes here so mostly looking for any general pointers on the challenges investing in a different market than where you physically are comes with its own challenges. Thanks!
