James A.  Thank you for your feedback.  Yeah all I know about analyzing a deal is what I learned here on BiggerPockets.  I've been practicing by hand along with Brandon on YouTube.  I'm in the process of looking for a buyers agent now. I been asking my family if they know of any good realtors.  I've made a couple calls so far.  I have also made an attempt to reach out to the possible owner(s) of the property to try to obtain more information.  Also thanks to you and Ned Carey for making yourselves available to me.

Ned Carey thanks for the inspiration and wisdom. I will definitely make time get to the REIA lunch meeting on Friday's. And is there such a thing as ground rent in the county? I know it's in Baltimore city, though. Could that be the reason for two different parcel numbers? When I looked on Zillow I got two numbers for the same address. As if they were next door to each other. I over looked it the at first. Then when I realized the two different prices, I forgot to mention that there are two different property value prices on Zillow as well. It's like I look at the property on Zillow, then I go to the very next one on the same street and it's the same property with different information with the same address. Seems weird. I have sent letters out to the owners over the weekend to see if I can get some feedback from them. Not sure it was a good idea, though. My neighbor works at a title company I was going to ask her if she could do a title search. Or should I have the search done by a real estate attorney?

I will start looking for more properties to work out numbers so I can get better at analyzing deals. In fact I came across another property that's been foreclosed on by a mortgage lender that no longer exists. But I very little information on it so far. Once I find out more info I'll fill you in. Better yet I'll catch you at the REIA meeting.

Matt Lavinder thanks for your insight.  I will examine as much as I can and make sure I have the proper people in place to help with finding potential problems.  My neighbor works at a title company... should I work with them or find an actual real estate attorney?

Anthony Dooley I thank you for your feedback and I most definitely have a high interest in the property.  But I think my numbers are suspect. I'm not sure if I'm doing them correctly.  I've done them by hand while watching Brandon do them on the podcast.  I just plugged in the numbers that are associated with this property. The property is distressed and needs a good amount of work. But I don't know how low is too low for an offer. I will definitely start looking for a buyers agent. It's been vacant for a while. Do I do the numbers based on my income? Many thanks again!

 Hello BP family! First off I do not consider myself a newbie as I have not completed a deal at all. For one to be a newbie you had to have completed a deal.  I have not. So I'm nobody.  With that said, I think I have the beginner jitters, though. I have stumbled across what I believe to be a potential deal. It's a three family unit that I am considering  strongly house hacking in.  Now here's the hick-up… what I've noticed about the property is, Zillow has the purchase history as being sold for 180,000 in 2004 and last being sold for upwards of 400,000 in 2006.  Plus it appears to be currently two different owners, both paying taxes on the property with two different parcel numbers for the same property. Both paying two significantly different tax amounts.  With this information, I've been working on applying all the steps that BP has in place for newbies, however I'm finding myself a bit jittery with the process.  And what I mean by jittery is, anxious, excited, and nervous all at the same time. I am greatly enthused to see if I can get the deal to work, but I don't want to get too far ahead of myself, which makes me anxious, nervous, and excited (jittery). It seems like the closer I get to completing all the steps BP suggests to actually submit an offer, the more jittery I get.  I mean, I'm not panting and breathing heavily or breaking out in cold sweat or experiencing shortness of breath at all. But there is a lot of emotion. There is this knot in my chest that feels as though I'm about to give a speech or  perform for a large audience. Which brings me to three questions: 

1. Is this normal for beginners? 

2. Is there someone in the Baltimore area that can talk this GREEN beginner through this process? 

3. Should I even continue finding more information about this property?

Also I have not put together a team yet.  I'm stuck on the basics of this property.

Hey BiggerPockets family! Since you're on the subject of Baltimore county.  Does anyone have any knowledge or info about investing in Baltimore county's Halethorpe area?  I'm also new to investing, never done a deal at all.  I'm looking to flip distressed properties or learn wholesaling.  Is this a good place to start? I have recently taken a guru seminar and I was a licensed real estate agent in the past, but had no real success. The truth of the matter is, I'm greener than a golf course.
