I’m considering starting with one or several single-family properties, then using 1031 exchanges to gradually scale up into larger assets. The goal is to build enough equity in each deal to transition into multifamily properties in other states, which I would hold for long-term cash flow. Over time, I’d use that cash flow to continue acquiring additional properties and grow the portfolio.

@Ryan Harrell very open to the idea of acquiring rentals in other markets. You are 100% right about Florida being difficult for long term rentals due to this insurance crisis. (Alabama, Tennessee, North Carolina, maybe Indiana) I wouldn't know where to begin. I also want to make this into a career for myself so I'm hoping to handle flips for quick cash in Florida to put into my cash flowing properties out of state.

@Terrance Teague my concerns with holding real estate in those markets are both hurricanes, and the insurance crisis we're currently going through. My idea in Florida was to maybe flip to generate cash Since we have so many old homes, and then buy cash flowing properties in other states. 

I havs some experience over a couple years. I house hacked a property and built a property which I rented out and sold after covid. Now I'm sitting on this cash and trying to figure out a way to catipult my real estate investing career. I have a fairly strong network with realtors, wholesalers, GC, attorneys, and handymen. Any ideas?
