@Mike Dymski I bought before Covid and sold. The ground up build I did was done very efficiently but it is getting increasingly hard with the current market in Florida. 

@Ken M. I'm looking into South Carolina, Tennessee, Alabama, and Indiana but I dont know how to run projects out of state. 

@Kerry Noble Jr what's your market? How does private lending work? What if people don't pay?

@Scott Allen I like brrrr but I feel like holding in Florida right now with insurance market conditions and HOA are too unpredictable. I'm thinking for now maybe just some casual fix and flips and maybe I can look into different market. I dont know how to run projects out of state though.

@James McGovern this is an area I don't understand. I do hear that owning and renting can lead to better and more consistent returns?
