When you guys are doing a rehab, what percentage of the cost do your GCs charge you. I have one who says he is a tier 1 GC which means he can get materials cheap but he wants 30% on top of the rehab cost. I'm finding it hard to make deals work. Is it the deals I'm looking at or are his costs high?

@Mike Dymski I bought before Covid and sold. The ground up build I did was done very efficiently but it is getting increasingly hard with the current market in Florida.
