I have a land investing friend who loves pebble. Just like any CRM it will take a while to get used to it but he says it is fantastic for helping business.

Tell him to leave, plain and simple. You've been extremely accommodating already. No one can expect to live for free forever, especially while making good money. Something is wrong with their thinking. You need to convey that they are forcing you to wait to sell and that is setting you back quite a bit. Good luck and let us know how it goes.

You're overthinking this and I assume have analysis paralysis. You can do Real Estate any way you like. The best part about having a high income, is that you can outsource every bit of the experience. Your value comes in the purchase and hold. Things like management and repairs can be paid for which means less work for you. 

Also, you don't know what you don't know until you actually pull the trigger. Find a good deal somewhere and go for it. Not everything has to be a homerun, but instead a base hit to propel you forward. I promise once you are a year in you will feel a lot better.  Dedicate 1 hour every week or two to service whatever need be for the property, but otherwise sit back and let the property manager handle it.

The pictures are really lackluster. Pay a professional to get good ones of the exterior AND interior. If I were looking to rent I would pass on that due to no interior pictures, I wouldn't want to waste my time with a showing as I would suspect the inside to be worse than the outside with pictures like that. 

Spend the money and you will get a good return, if not, time to lower the price. 

Also, as @Terrell Garren 5bd 1 BA is a really tough ask. Whatever it costs in the area, it would be worth it to add the extra bathroom.

You may be able to get away with getting the banker, her, and yourself on a 3 way call. 
Best case scenario, HELOC can be transferred over. Middle ground would be to refinance completely, absorbing the HELOC. Worst case, she has to pay it off.

If you get no where with the banker, you should consult a Real estate specialist lawyer. Without anyone here knowing the terms of the HELOC, it is hard to say. Let us know what you figure out and good luck!

Anywhere is going to have duplexes. Maybe there is a statistic of what state carries the most multifamily dwellings. I would have to believe the best bets are going to be those states with Heavy military numbers. Another avenue is finding a city/state that allows the easiest conversion legislature for turning single family into duplexes. That may be a viable way for you to get a low list price. I know in Colorado Springs most duplexes will only cover the mortgage if you don't live in half, but the appreciation on the back end is the investment strategy. I am originally from Nebraska and their are great deals to be had in the Omaha and Lincoln area, however, they won't appreciate as much and taxes are a lot higher. Hi everyone!

I am an agent and investor in Colorado. I have multiple clients that are looking to purchase for non-owner occupied short term rentals in Colorado. Within 3-4 hours of Denver is a huge plus, but not opposed to something far like Grand Junction.  I am also interested in this for future investments for myself. My questions are:

What towns/cities do you know of that are the most friendly for STR's?

What towns/cities do you see the best returns in currently? 

Any help is greatly appreciated. I am currently in Colorado Springs only doing LTR for myself, and know STR tend to do very well here. I am not opposed to it but seems like regulations are very tight at the current time for Co Springs. Any creative thinking is also greatly appreciated! Thanks!

I would generally say LVP, easier to clean, lasts longer, etc... The only con is sound transfer. If you are in a multifamily situation, it may be best to do LVP with a thick rug on top, LVP/hardwood makes a lot of noise. I am running into that problem now with investor clients who are planning to turn a house into a duplex. The LVP was already installed and makes a ton of noise. They plan to put a thick rug in the bedrooms to somewhat mitigate this. Good luck and let us know what you go with!

If the town is so small there are no Property Managers, then I am curious about how it will rent as well. If there is a large enough tenant pool, you could self manage and just have a handyman on call for the property that holds keys as well. The equation doesn't work unless you self manage, but just as @Charles Carillo said, you have to gauge some form of real interest first.
