What attracted me to this property is that it is already fully tenanted and the cash flow potential would be about $2500 a month (accounting for putting money on the side for potential repairs). cost of mortgage is about 2k and each unit is being rented for about $1700 a month currently ($5100). You all made some very good points, so I think it would be wise to be cautious and investigate a little more about the property, tenants, and ARV.

All Comps in remodeled condition with the similar sqft and lot size sell for about 100k more than this property. Also any investors interested in a partnership for this specific property? If interested I can tell you more about what I know about the property! I'm new to investing and am looking to start my portfolio with this gem!
