Should I exclude certain breeds of dogs from my lease as suggested by @Wesley W.? I spoken with my insurer and it they do not have any exclusions for dogs of any breed.

@Owen Schwaegerle I've seen many recommend employment history over credit score. Do you recommend setting minimum FICO score or is it just a personal preference?

@Jill F. Jill, how do you pre-screen employment history? Do you call their employer listed on their application? For honestrenter score, do you write this stipulation into your pre-screening questionnaire? Lastly, since I am likely will be conducting everything remotely, my plan was for them to send first month rent and all applicable deposits via ACH, but this takes time. Do you recommend I have them overnight mail me certified checks (I can pay for mail service)? I thought of potentially having future tenants hand these checks to my "agent" but since I not using PM, these "agents" do not operate on contract based service, but rather "hey you, open a door for $25," which of course has its own risks. At least for this rerent process, I will fly to the property but will only have about a week to find someone. If I do while I am there, that's good. However, if I don't, it will create aforementioned complexities.

@Phil LoCicero Thanks, Phil. I have to tailor my screening to get the most suitable candidates as possible since I am out of state and have to rely on external services (per fee). I need to be as thorough as possible so I am not wasting time and money on someone who will meet potential tenants to show the property since I am too far to do it myself. I think based on feedback here and some research, I was able to build a pre-screening process and hopefully that will get me a perfect match. We'll find out soon...

@Kar Sun Yeap. I am sorry for not being clear. It looks like TC has pre-screening method where it collects basic questions, but also includes a quastionaire that I pre-built. Only after that, I may request formal (paid screening) and after that allow applicants to see the actual lease agreement.

Thank you everyone for your recommendations. It looks like TenantCloud does have a screening option that is pretty much automated once built and can be send once leads are received. I will give it a try.
