Micro market Detroit can be hot and then prohibitively cold only a few blocks away. What are your thoughts on Morningside, in general ?

More ?  what does this bring you up to, Marisa ?  you're a machine.... did you buy two more sfr's ?  considering you're holding many properties I'm wondering how you've financed these last two acquisitions ?  did you partner up ? what do you see your arv as being ?  brrrr ?... inquiring minds must know !

@Daniel Lynch. Firstly have a discussion with her about the duplex into whatever depth you think is appropriate Set up your expectations and ask her for hers. Your choice to let her ride free or not or somewhere in between. But, imho, you are doing her a disservice if she doesn’t contribute what you both determine is her fair share... After discussion which may take a few sit downs to hash out, make a final determination but keep it business ( also a good lesson ) If you mirror your partner morally you’ll both come out in a good arrangement, and, as tricky as this is, be flexible and crystal clear honest. Good luck !

Did you get to see rent rolls and def maint logs ?  Or did you just eyeball ?  Thanks for sharing Kevin... 

PS- my mom went to Curtis Institute.  I've never been to Philly.  Am hearing good things about some investment opportunities there due to, among other things, new mass transit.
