@Luke Westmoreland I am 20 years old and 2 years ago I had the same kind of thoughts you are having right now. In my experience, the best thing you can do right now is find someone who is has a business similar to the one you want to build, in this case rental properties, and work for them or provide value for them in some way. For me, I became a cold caller/lead manager for a small investment group in my hometown and I was in direct contact with the owner on a day to day basis. I was able to see how the business is operated from a marketing and sales perspective. I was able to ask questions about how to deal with title companies, sellers, tenants, agents, etc.. More than anything I was thrown into the fire in a sense and had the opportunity to get punched in the face more than a few times and learn from it while having a support system in my mentor to get guidance from. I’m only 2 years in the business but I can say confidently that these past 2 years have done more for me from an educational standpoint than any 4 year business degree could’ve. I recently left my job as an Acquisitions Manager for a residential real estate investment group in order to pursue my own investments and business. In my experience what drives the business is sales and leads in. I was curious to hear from other people who have gone out on their own about what marketing channels or methods you used when first getting started. I first started out in the business as a cold caller so I am leaning towards that but was wondering what other lower cost marketing channels there may be out there. Any advice would be greatly appreciated!

@Taylor Dasch The bank account is shared with a family member so it’s all kinda jumbled. Think i’m just gonna try to get a 3-4 months upfront and require a co-signer. Thanks for the response Taylor!

I’ve been trying to find a tenant for one side of my house hack. An applicant turned in their application and it’s the best i’ve gotten so far, great credit score, no criminal record, no eviction history. The only issue is that she gets paid all cash for both of the jobs she has so verifying income is more difficult because she doesn’t have paystubs. I’ve verified her income for one of her jobs with her employer by going to the job and speaking with the employer directly and receiving a signed employment verification, the other job is a side job for the applicants dad who also pays in cash so verification has been more difficult. I’m thinking of just requiring a co-signer and possibly a double deposit to mitigate risk on my end but wanted to hear how others have dealt with this kinda situation

@Jamaal Taylor Agreed. My thought process is that I know I need to get a written lease and a security deposit for anyone leasing the unit so i’m thinking since I already don’t really want to renew the lease with this particular tenant and since her side needs repaired, to give her a 30 day notice to vacate, move in to her side and get it rent ready while leasing out the side i’m living in right now to a tenant of my choice with my criteria and lease/security deposit.
