Not to be rude, but these aren’t questions that should be asked after going under contract

What’s the best way to track income and expense is he using QBO for multi family properties?
Do you track expenses on a per unit & common space basis Or do you lump all expenses together?
For income, do you lump all the income together or do you track income by unit?

Hi, can you be a little more specific about what they’re looking for? This sounds like Airbnb Arbitrage. Is that what it is?

Hey JD, thanks for the reply.
Where I am water is a lienable utility and therefore never places in the tenants name. if submetering landlord would receive the wain water bill and essentially get reimbursed through the tenants/submetering provider.
Is there any specific reason to not just charge tenants a water fee instead of submetering? Honestly, I believe charging a water fee would also add more to the bottom line as well.
Very curious of all the pros/cons from the operational, financial and perhaps lender perspectives.
Thanks
