I am backing away from wholesaling and flipping. Not realistic while holding my 9 to 5... maybe down the road. Currently most interested in opinions on which is best investment for rental income: single family, town house or multi-family in the northern Virginia area.

for wholesaling, is there a sensible business model where I would be the financial backer and work with an existing realtor that knows the local wholesale market and have us share profit once the property is sold?

good input guys. I like the idea of finding local value. I am interested in keeping my full time job while I ramp up real estate. My goal is to get a team together and do fix and flip, although I want to first cover the basics, so I have been thinking about starting with wholesaling

I am in the research phase before buying my first investment property and plan on keeping my 9 to 5 job. I live in northern Virginia just outside Washington DC. The real-estate market here is very expensive. Am I better off figuring out how to fund an expensive property that is local (and in a market that I know, obviously) or look for less expensive property in other parts of Virginia that are not in the Washington DC metro area (markets that I would need to thoroughly research and deal with travel logistics, etc.)?
