Post: Finding potential deals

Looking to find properties to buy and hold. I've direct access to the MLS, searched zillow and every other site, how do I find deals that don't require tons of rehab? I've seen some but trying to find hidden gems. I'm not good at estimating rehab costs so I want to stay closer to turn key, but willing to do some work to it. Any recommendations?

Having owned and leased, I've been on both ends of the spectrum. Where I see the biggest failure is in service. The PM is paid for by the owner and therefore inherently on their side. They need to protect the asset and keep their money coming in. If maintenance issues arise, take care of them promptly. Charge the tenant of it is due to the tenants negligence or actions. Keep the owner in the loop. Get tenants in quickly as well, remember you don't make money if they don't. It's a customer service job, do great at that.

Sounds like a live in flip. Pretty common.

I would imagine that others that don't do this is because of it being a pain to move frequently. I'm military and I hate moving all the time, would rather settle down.

Personally, no, that situation wouldn't affect me. I do look for properties that have been on for quite some time (3 months +) as those sellers may be getting desperate and wanting to deal more.

As for it being 3 days or so, could just be not fit for someone's portfolio or they're funds are tied up and they're not able to execute. If the numbers work for you then go for it. Could still be a good deal.

@Carl Fischer Thanks Carl! It's a single fund with USAA and there's capital gains and dividends back in it. I would like to cash out and purchase property with it but I want it to be still in a Roth. So I would have to make it a self directed Roth? I know what a Roth is and how it's taxed, I also know a Roth could be in many forms or "buckets" and I'd like my bucket to be real estate. I just don't know the inner workings of how they work. How do I declare it self directed? Stuff like that.

@Terrell Garren That sounds great! I've used tile wood planks before in my residence as I absolutely loved them. How much per sq foot do you pay for your flooring and grout-able Vinyl with install?

@Mykhail Bolden Can't use a VA unless living in it, so fix and flip wouldn't work. Good credit, I'd look at hard money for the flip.
