I think you need to check out some properties and make a decision based on the numbers.  If you find a killer deal on a duplex, don't pass that up just because a quadplex has more units.  If you have a good deal on a quadplex, I'd say jump right in!

I'd just recommend getting quotes from at least 3 HVAC contractors and compare them side by side.

If I were in your situation, I would probably try to use traditional financing for purchasing a property and use your cash for the down payment and rehab.  

If you can't find any deals that are worth your while, I'm sure there are flippers/rehabbers in your area that are looking for funding.

Are there no comparable properties nearby?

Maybe if there isn't anything comparable, you can look at houses with similar-sized lots in other areas and see how they sell compared to houses with smaller lots, that could give you an idea of how the additional land affects the value.

 I don't have any advice for handling the calls but I do have some questions.  How did you determine where to send the post cards?  Did you have a list of potential sellers from somewhere?  What did the post cards say?

Anybody have any recommendations?  I need a realtor that has experience working with distressed investment properties.

I've been talking to my realtor that helped me out with my first home, but unfortunately he doesn't seem to be too knowledgeable on projects like this.

It might be good to contact someone at a nearby trailer park.  You could ask them about the cost to lease land, and I'd imagine they know people who can move them for you  They might know someone who specializes in renovating trailers that could give you a good idea of costs.

Seriously, did you look at the pictures from the link to the listing? That is what we are seeing when making comments here. 

Please look at the pictures in the listing and come back and tell us when they look like what the after rehab appearance is supposed to be. Or tell us that the pictures are already an accurate reflection of the rehab. 

I think Steve hit the nail on the head here.  Are the pictures an accurate representation of the rehab?  If not, you need to get those pictures updated ASAP.  If the pictures are an accurate representation of the house, then you have some bigger issues.

It doesn't matter how much work was done or how much money you spent if it doesn't show through on the final product.  As others have mentioned, the pictures make this look like a house that needs work - specifically in the kitchen.

I came across a property that I'm very interested in pursuing.  It's in a South Philadelphia neighborhood.  If anyone could recommend a good investor-friendly agent that is familiar with South Philadelphia neighborhoods, I'd appreciate it!
