Our market has definitely picked up and, yeah, prices are on the upswing, although about 40% below where they peaked back in '06.

Hello, Ben. Like you, I'm new here on BP. But I've been investing in real estate for about 20 years, primarily via options and lease options. The only advice I'll offer up at this time is do not get bogged down in the minutiae. You can't possibly know everything before getting started. I call it the Paralysis of Analysis.

Antoine, you are correct. Not every strategy is good for every investor. Many variables to consider: the investor's experience, risk tolerance, cash reserves, etc. I've always said the best starting point for the new investor is with lease options and to a lesser degree, wholesaling.
