Hi Brie, 

This is also great advice.  I have been known to have the "gift of gab" in my life - so, I guess now is as good a time as any to really ramp that up a bit.  I love that you network with anyone and everyone.  I am sure that you never know who your next connection will be, and what bits of wisdom or knowledge they will have for you!  And, I will definitely keep the target market aspect in mind!

It took me awhile to learn my out of state market to the point where I could make a decision on a purchase in under 5 minutes and never have doubts, but it is the most valuable thing I ever did.  I look at every listing every day in every market I would consider.  I talk to anyone who will talk to me about what is going on and how they view their market.  When I am in town I stop the mailman, talk to strangers in restaurants, and grill the gas station attendants, people give me funny looks but I have no doubts buying out of state cause I feel I have a handle on things.

Yes!  Thank you so much.  I actually discovered those today and started listening to the first one.  I will definitely enjoy listening to those when I have the chance, as I am sure there is a wealth of knowledge packed into each one. 

And I have been so happy with all of the replies here!  It is so nice to know that there are actually good people out there who just want to help others succeed.  Very refreshing.  And, yes, we are so lucky to live here in the Pacific NW - very beautiful indeed...however, it has been raining for the past three days.  But it is all worth it come spring and summer!

Thank you for this!  And, you are so right when you say "just in time learning is worth more than complied knowledge never put to use".  So very true.  It seems like that should be a modo somewhere. :)

Hi Larry, 

Well, that is good to know!  I just wanted to make sure that we wouldn't be too unpopular going into other states to buy properties.  And, I am certain that you are being helpful.  It would stand to reason that real estate investors, no matter what state they reside it, are helping the economy, and I can see how there would be a whole list of benefits accompanying that fact.
