The single guy is the candidate that I'd choose. He travels most of the time and this obviously means less wear and tear on the property and has verified income. The only way Id probably go for the other applicant is if they showed bank statements showing how much they make and even that can be doctored.

Matt. M is really on point with answering the phone. People want to be serviced asap. Get back to them as soon as you can. I would definitely get close to the top earner in the office and try to pick their brains and always see how you can fit yourself into a deal. What I mean by that is try to see how you can help a potential client. It won't always be an investor and perhaps co- listing with a more experienced agent and learning from them will serve to your benefit. Be creative, flexible and prepared.

Hey Jonathan. A service that it is great to use for virtual real estate investing is Your Boots On The Ground. J Scott is absolutely right about the significance of knowing the actual condition of a long distance property. Buying a property sight- unseen can be a huge risk but with Your Boots On The Ground we take care of everything from simple yet crucial info like photos & videos to of the inside and outside of a property to mobilizing a real estate agent, real estate investor friendly title company to contractor repair checkups. Troy W is also very much on point about having a trusted resource that will tell the truth about a property & area.  I've been there and it can be pretty rough and very expensive. Currently Im using Airbnb for a two vacation properties and I'm pretty pleased with results so far. I think if done right it can be very lucrative. I'm also looking to start in Atlanta. Let us know how it goes Prachel C.

That's the question that I should have asked myself before I purchased my first investment property. I joined BP and was inspired to purchase my first investment property. It was a mess and while it looked fairly good from the outside the inside was bad. I mean really bad.  I walked away from the deal gone sour slightly embarrassed because previously being a real estate agent and my husband was a mortgage broker ... well.... we should've known better and performed better due diligence. I did not let that deter me and I saw that many others right here on BP have had not so great experiences while investing out of state. I decided to start a service that will help investors, out of state landlords, virtual r.e investors, wholesalers etc with gaining additional vital intel for their deal . The response has been tremendous.
