I plan on going to college this coming semester and I was wondering what subjects would be most beneficial to my investing success. I do not plan on transferring to a 4-year, these classes are solely to further my investing career. Thanks.

@Brian Gibbons is the guy to see. Unlike most so called coaches he seems to have your best interest at heart. I have yet to go into business with him but when I am able he will be my first choice. He threw me and partner a bone when no one else would.

I am starting off with no capitol sadly, which is why i'd think wholesaling would be my best option to start off with. After I get my feet wet with my first couple of deals, I will definitely be fixed on buy and hold. The beautiful thing about LA is the diverese demographic which leaves me endless possibilities.
If I am blessed with a mentor, he or she will have someone they trust. So not only have you opened a gate to almost every deal I do, but you have also found a new investment opportunity. What I mean by that is you can take the role of a hard money lender and just kick back while I increase both of our bank accounts while you, the lender is kicking back in cabo watching your account rise.

@J Scott when i say i dont feel comfortable i should have completed by saying i would feel like i wasnt telling the truth to myself. Sorry for yhe confusion.
There is a ray of sunshine amidst the darkness. I have found a vacant property in an hour where house go for 1mil±. I must now track down the owner which is going to be a challenege. I already put a flier on the door, so lets hope someone sees it.

Ive taken some time to evaluate what I think is truly holding me back, and I have yet to come up with a legitamate answer I feel comfortable sharing. I would like to say I lack the direction, but I know where and how to start. I would say I lack the resources but that comes with time and relationships. So I do not know just yet what is the true reason. Id like to ask you to keep and eye on this thread or email, (wherever you get the notification) because when I know so shall you.
Any suggestion would be greatly appreciated on what you think I should be learning.

I plan on focusing my efforts mainly on buy and hold, wholesaling, and lease options. I do realize that there are many other ways to get cash flow so I wont limit myself to these options. I've taken the suggestion from a fellow investor and bought a map of Los Angeles and I will section the areas according to which strategies work best in that zone. I've been building relationships with people who have access to the MLS as well as private investors.
The beautiful thing about real estate is the fact the it is not limited to one place. That being said, if for instance you wanted to expand your reach to a different side of the country, lets say LA, you'll always have someone who you know is successful there and can tell you about some trending areas. Also the reward of knowing you helped someone reach their lifelong goal of financial freedom, I think, would fill anyone with glee.

Hello all, I got into investing about mid-summer last year. I have yet to make my first investment because of the lack of knowledge and guidance that i so needed. Me and my business partner who is 19 years old as well are looking for a mentor to help walk us through our first couple of deals. We have been attending seminars and reading as much as we could, we have basic knowledge about this business. We need to take that next step, we would like for someone who is a veteran in the business to teach us and help guide us so that we don't make the wrong decisions.
