@Blair Allen  Good luck, there are a lot of great Cleveland and NEO resources here at BP.  My first piece of advice is to don't let analysis paralysis stop you from taking the leap.  Treat every experience as a learning experience good or bad.

Anyone in the greater Akron or Cleveland areas have a good recommendation for HVAC?  I need a whole system replaced with some duct work. I've gotten a couple bids, but I'm not quite satisfied with any of them yet. The house is a 1500 sq foot ranch.

Welcome.  there are quite a few here from the NEO region.  I am a rehabber focusing on the communities surrounding Akron, staying out of APS.  I am currently working on a project in the Falls and have flipped two there this year.  Things are moving quickly in the area right now.  If you see a deal you need to move.  Good luck.

So the numbers are in.  The driveway and other exterior issues put a little dent in my profits.  I was all in for 87k and after selling costs my proceeds were 98k.  So I made 12.6% on this one held it for just over 100 days.  It was a little less than I was hoping for, but not a bad return for 3 months investment.  

Closed on the purchase side of #4 today and the sale side of #3 will be later today.  I will be posting after pictures of 3 in my other thread and will get number 4 up shortly.  Thanks for following.

Anyone have recommendations for a mold remediation company in the greater Akron/Cleveland area?  I'm working on my first house that has some mold issues and hope to get them started right away.  It seems like I can't get anyone to call me back.  Do al these guys have so much work that they don't my job?  

If you have any recent luck with mold remediation in Akron/Cleveland let me know.

@Arthur Clark good luck to you!!  Welcome to BP, everyone will tell you to read and learn as much as possible.  While I agree with that, don't let that get in the way of just doing it.  The best way to learn is by doing.  

I'm a fix and flipper focusing on any of the surrounding suburbs of Akron.

So in need to get some pictures up of the completed project.  I got the house up a week later than I had hoped, but that was not a big deal.  House went on the market on the 21st and I got it under contract on the 22nd.  Got a full price offer in under 24 hours.  Here are the rough final numbers:

Purchase price: 39,000

Repairs: 29,000

Holding costs: 500

Sales price: 100,000

After closing costs I should clear close to 25,000.  Closing is currently scheduled for the 23rd.  I am very happy with this project.  I will get some pictures up before the week is out.  Number 4 is under contract.
