Kurt K. This one I got off the mls actually. I tried to get offers in on two other Cuyahoga Falls houses this week. Both were listed on the mls as active and both were under contract. There are still good deals to be had in the market. You just have to be ready to act quickly.

@Tyron McDaniel my budget is 35k for the rehab.  It may not be the best price I can find but I am very happy with the work that my contractor did on the last house and he is GC the project as well, I only have one person to get after on this project unlike the last time.

So now that the gas, electric and water have been turned on, the demo can start.  I don't blame my contractors for not wanting to work in these frigid temperatures with no heat in the house.  It seemed colder in the house over the weekend than outside.  Demo on this project is not too bad.  There is carpet that needs to pulled up, some paneling to come off the walls and kitchen cabinets to be removed.  I would expect all of this to be done in a couple of days.  

After that the real fun begins.  I think we have great plans for this house and it should be a winner.  Everything we've seen so far shows that we should have no issue with the 4/1 completion date.  I will need a little break in the weather so I can do some outdoor painting though.

Just closed on my second Fix and Flip property.  This one is an all cash transaction that took 3 weeks from first walk-through to closing.  It is an 800 Sq/Ft 2 BR 1BA that needs some work in Cuyahoga Falls, OH.  I will update kitchen, bathroom and floors.  It needs new siding, gutters and windows.  There is also an unfinished second story that I plan on turning into a nice Master suite with a full bath and walk in closet.  The added square footage and full bath will really turn this into a winner.  Meeting with the contractor tonight to finalize things and will get started immediately.  Plan is to have it ready to go and on the market 4/1.

I'm very excited for this one.  My goal is to get 3 done this year so I need to get cracking.

I have been a BP member for a few years now, mostly a lurker, listen to the podcasts and soak in what I can. I have suffered from a paralyzing fear of failure throughout my life. It can prevent me from even starting things that I really want to do. That being said it has taken me a little bit of time to make the plunge into real estate investing game. So here I am with my first deal closed. Here are the particulars:

4 BR, 2.5 Bath, 2 Car attached garage, 1888 square feet

Asking Price $110,000

Purchase Price $73,000

Estimated Rehab Costs $45,000 – Kitchen update, both the full baths, new flooring on the main level, windows and roof. This is not a home that needs high end finishes, more of a starter home neighborhood in a good suburban school district.

ARV $160,000

I want to have the house back up on the market in 60 days.

I get the keys today and am very excited to get the ball rolling. I will use this thread as sort of a running blog to keep me on top of things and keep you updated.

So I'm working on my first flip and this question came to me. Is there a market out there for old appliances? A house that I have under contract built in 1959 seems to have the original oven and range top. If I can get a few dollars for them, no reason to just throw them away.

What do you guys typically try salvage even if you don't intend to keep it in the final product? Do you try to sell anything in the house and squeeze it for every last dollar?

I look at everything as a learning experience and I will try to soak up as much as I can here. Thanks

Hi all. I am a long time lurker finally jumping in the waters. I have been interested in real estate for much of my professional career but have not really done much in the field. I do currently work for a retail real estate management/development company, but more in the accounting/IT side of the house. 2014 is the year I am going to finally make the plunge.

I am going to be in the market for both fix and flip and SFR properties. I am looking mainly in A and B neighborhoods. I have put offers in on 3 house since Thanksgiving and a 4th offer should go in today. I have yet to have one accepted, but understand it takes time. I previously suffered from analysis paralysis but have decided that his is going to be the year.

My plan is to build a portfolio that will cash flow enough for me to quit my full time job and maintain my current lifestyle within 5 years. This might be aggressive on my end, but I think I am set up financially right now to make that a reality. I have enjoyed my time reading the posts on the boards and am excited to become a contributing member to the community.
