Does she have renter's insurance? (should be required of all tenants) File a claim with them.
Also she'll probably be thrown out of Section 8 - gives you leverage and you may want to contact them.

Not sure I understand your post.
But FWIW, beneficial interests in trusts can be transferred via an Assignment of Beneficial Interest (trust stays intact, title to property doesn't change, only the beneficiary changes). Though you would probably want to change the trustee as well.

Try 2 hours on market before going pending. Of course our market is crazy. A little house (+/- 900 sf) listed at $220k at 9 am, pending before 11. House probably wouldn't have sold for 65k a couple of years ago. I see buyers getting burned down the line.
Look for FSBOs and not realtor listed. Look for pre-foreclosures that aren't listed. Look for different areas that aren't so hot.

Try the neighbors. A lot of times the departing owners will tell them where to reach them. Try familysearch it's a dot org genealogy site. Sometimes will give you names of relatives.

Usually better to inherit than buy.
RE investing has tons of tax issues - should be a subject to be studied if you're just starting out.
P/A may cause questions down the line - make sure to do contracts and approach FMV or sale could be a problem. You may want an appraisal to CYA.

Depends on local laws -I called cops (in CA) and they removed them, but then they came back.
TX could be far different as far as i know.

Consider buying it with a life estate for grandmother - and a lease to grandmother for time being. It might calm her if she knows she has a right to it for her life (though it sounds unlikely that she will be going back).
Talk to a local attorney about this. It would not work for an arms-length sale to a stranger, but it might be a compromise for you. (Keep grandma happy & buy an investment for yourself.)

Robert & Kim Kiyosaki are selling their HI property - seems they're doubling taxes on out of state owners.
No personal knowledge here, but it might be a good idea to check this out.

Why not? Because it's expensive and you should check with an accountant - any property you buy for yourself could be considered "inventory" and then any profits you get could be taxed as ordinary income.
Far more problems with being a realtor than not as an investor.
