Dont pay anything else until they are were they should be. I ran into a similar issue with my last Contractor. I made sure i was at location at least every other day. The money you have is the only leverage you have in the deal.

Kevin have you talked to a lender on what they want for a down payment percentage? Good luck, you will do great

I was quoted for a fourplex late last year of $9200. The main line was in the backyard and also on the other side of a chain leak fence. I forgot how many feet on distance but I know it went about 9ft deep. Hope that Helps. Location Leavenworth Kansas

It was for our personal home. In my area you dont have to be a GC to buold your personal home.Find a local bank to work with on construction loan (I would suggest you get a account for that bank and donuts always help) Get a list of your area governing body on what is needed to be submitted for approval. Yes it is complicated but not impossible, I did it. The cheapest subcontractor isnt always the best. It always takes longer than you think.

I acted as my own GC so the cost for us was $88 a sq ft. not including the land. It took about 3 months just to get approval and permits. City was waving permit fees to spur new construction. Soft costs including designand engineering plans ($1 sqft), plot plan($600 deal from connection ) and soil test for septic ($500 to plumber for excavation and 200 for city). Hard cost were $88sqft like I mentioned earlier. But I am in the kansas city.
