I would prefer a fourplex with in the metro area. it doesnt matter if it is on the Kansas or Missouri side. I am open to all shapes from turn key to need rehab. i wont buy in war zones.

Some lenders will let the seller hold a secondary. That way you dont have to come up with the full 20%

Would the seller be willing to hold a second loan of 15% for 5 yr? Than you could refine them out in that time period.
