I can confirm that Vermont has no regulation for property management. However, Vermont probably should be considering licensing with the burdens put on investment owners by state and municipalities. This is especially true since Vermont can be a great place for investors if you plan to buy and hold long-term.

Legally you can wholesale under a business entity, unless your your state explicitly prevents it. I do it all the time as do several other agents I know in eXp. Also, Sounds like a lot of people don't understand the purpose, and value a wholesaler can bring to a seller. I NEVER miss represent the sellers choices, always informing them that they would get more through an agent. They alone make the decision to sell usually due to convince. We provide choices that other agents can't.

A simple notice or lease provided 60+ is sufficient unless it's Burlington or Barre where you may need 90 days+. However, depending on your own lease wording and the town you might want to send much sooner so that you can request written confirmation to the new terms. I have always just confirmed through follow up emails, but returned notice signed and post marked are always nice. This provides you with the opportunity to provide notice of "Terminate For No Cause" in a timely manor minimizing potential push back.

So 1st let me say that Vermont is a very very small state. Almost everybody knows everybody and if they don't they know somebody or somebody that knows you. Especially in the real estate for game. So I recommend networking for for a few months prior to doing anything. This will put you in an excellent position When you find that deal.
2nd I would ask yourself whether you're looking to be activly marketing your deal or just acquiring private capital. To actually market and tell everyone about your deal you'll need to Register with the SEC for a506(c) status. both are very different in How you obtain the funds. The exception to this is friends and family, then your deal becomes a 506(b) offering. You then only need to notify the SEC with by filling Form D upon Selling a property.

Where about in Vermont are you? There are a bunch of us around but we tend to be more old school via e-mail. The group I meet with usually dose one monthly in person and 1 monthly Zoom.
