I will note the water degradation with the grout for my future use. Thanks for your response and time.

I have used Trafficmaster Cerimica from Home Depot for my own home. Its a groutable laminate stick down tile that looks very good. Its easy to replace individual tiles and grout in a matter of minutes. Has anyone had experience with this in rentals? Just looking for pros and cons. I will be installing in an 1925 building for some insight.
Thanks in advance,

Hello Germain,
I live in South Burlington and am a Realtor but an inversor formost hoping to close my 9th buy and hold by the end of the month. I to sugest talking to your attorney as the property being a duplex in most financing situations should not be cuse for no financing. I would speculate that it has more to do with the buyers debt to equity and prsonal lifestyle choices in the past. Just be sure to not jump without very carfal due diligence.
Godspeed in your venture,

Hello Lamarr,
I currently hold only the equity in my properties. I know I need to leverage it, and I am just looking for strategies to grow my Buy and Hold operation at the moment.

Depends on property type and location. In my area it ranges from $2500 to $3500.
