Fantastic job! I used to have tile like that in my bathroom, too. Love what you did with the spaces!

Thank you for your suggestion. I have been considering discussing that with him since it won't require a down payment besides the repairs. And the Prop 13 tax savings can't be earned on any new property. It could cash flow if we did that. I've started researching property mgmt. I am several hours away and I couldn't be a good landlord myself. And I am also just as inexperienced.

I'll keep researching.

Hello, 

I joined BPa couple of weeks ago and have been enjoying the blogs, books, webinars, and podcasts. A little sorry it took me this long to find you. It was an accident, really. I heard Brandon (or maybe it was Josh) on another podcast and have been hooked ever since. I've listened to the first 18 podcasts & and am working my way to the current ones.

I own my house with my brother. We inherited this property and one in Madera, CA. He wants to sell the Madera house because neither of us live in it & it was already vandalized by a previous tenant. He tried renting it out but doesn't't know how to screen tenants properly. I have considered buying him out to give renting a try but don't think it's going to be worth it. Maybe someone who knows the area can give me advice? It's worth about $150k and I own 50% under prop 13 bringing property taxes to about $350-$400/year (my bro pays it so not sure of current rate).

Anyway, both properties are free & clear so I have equity. Let me know if anyone has thoughts.

As others have already mentioned, you need to consider the age for a few reasons. First is the detail of construction; asbestos, knob & tube wiring, lack of insulation, aluminum wiring, etc. Second is your market. What is selling or renting in your area.
