Brian,
what do you think about newark, east/west orange and trenton?
i heard the crime rate is very high on these places?
but i saw properties for less than 50k there.

Any place in NJ that you recommend for exploring buying and holding?

Any advise will be great!

Thanks, your answer was very useful for me.
Can you give some advice here:
My situation is the following:

- i have not debts
-good credit
- i can put together bet 25-30k if i use my 401k and some credit cards with low interes rate (6%)
-got a full time job 9-5
-live in NYC which mean the market is very aggressive and the prices are very high
-i am no handy at all and
- am by myself.

what is your advice here?
i am looking to NJ and upstate NY for buying my first 1 or 2 family home but i do not have a team yet (lawyer, appraisal, license contractor), nothing.

I have to say, i really want to jump in this business but i have nothing really to start :-(

thanks for your comments, really helpful!

Few counties in NJ are having their tax lien sales very soon, in october.
I got some of the lists, but you have to show up and register in advance.
Most of what i saw were sewer and water bill. No sure if that is what i gonna go for.

Ibrahim and tameka: am from the bronx, but i am looking at NJ for the area to start investing in RE (east/west orange, trenton and dover township). I am new here, looking to partner with serious and honest people. My only experience go to purchasing ny co-op 5 years ago here in the bronx.

Credit is good and i can bring some cash to the deal.

hi everyone,
thanks for the info post here.Really useful!! :)

i started last month to look at tax liens certificates.
i got many many questions but the first one is
sometime when i see the list, the list shows water, sewer, prop
taxes, the interest and so on, but sometimes some of these fields are empty showing just sewer taxes.
is that ok, to buy a lien like that, where the prop tax are zero?

and also what will be the minimun search that would you advice me to do before buying any of those liens online.

Looking to buy my first investment property within 3 to 4 months. Looking in NYC and NJ as well.
i work full time also so i am looking for a serious and honest person to partner with, and that brings some cash to the deals as well.

i would like to ask you few questions" what do u think about trenton county. i have seem very cheap properties in some other sites from trenton. What about also west orange, newark and dover township, how is the market for investors there?

Welcome!!

I am from NYC-Bronx, looking also to learn as much as i can and start networking with people here.

A littler about me:

i am engineer, with a full time job, getting into RE investment step by step. I own a co-op in the bronx and i rented the place for over 2 years.

Now, i am trying to get seriouly in the RE business, my goal is to buy my first investment property within 3 to 5 months here in NY or NJ area.
Definitely the first one is the hardest deal to make.

Looking for serious honest partners that we can work together and do the rigth thing.
