Buy now or wait a few more months for more of a market correction?

Quote from @Robert Finn:

Me personally I'd go with #2 and find a value add or a live in flip property. There are a lot of learnings that go along with multifamily investing and it's good to have some reserves incase there are issues down the road, especially if there is major rehab in the pipeline.

P.S. I work in the comm'l real estate industry and have a liiitle bit of MF knowledge as my parents were landlords. I just havent purchased my own property yet... Same answer?

Quote from @Sergey A. Petrov:

There is very little difference between a duplex and a four plex. If you were to say should I go 2-4 or 7+, I’d say 7+

I should have included more detail, but didnt want to be tooo long winded... But yes. High value 2+ units, meaning $700k-$1.3M, 2-20 units depending on location. Or a $100k-$400k, 2-4 unit.

In your opinion, which would be better for a first time investor with over $150k?

1. A higher value property, 2+ units with decent to good - eventually great - cash flow? Potentially a one-and-done.

OR

2. A smaller multifamily. 2-4 units. Less capital risk, less cash flow, less appreciation potential, etc.

Has anybody purchased seized property from the gov't? Like the DEA? Is there such a process?
