@Vincent Pollitto Let’s just say his number were correct- I still don’t see how this would be a good deal unless your looking at long term (like after five years) because he’s putting $8600 down and with a total annually profit of only $2991 it would take roughly 3 years to actually “profit” off of this property unless of of course its appreciation had grown and he sold it year 5-ish for roughly 10-15k more than what he bought it for. I am new to analyzing deals so maybe there is something I forgot to factor or didn’t take into consideration so please correct me if I am wrong but from where I’m standing this looks like a bad deals if you’re trying to get your foot in the door with rental properties.

@Mitch Messer Anything with a 15-20 mile radius of downtown is ideal. Im currently in an apartment and planing to purchase a duplex as my first investment (live in one unit and rent out the other) so I’m a bit more precise as far as area because I will be living there too. I’m not all that familiar with Bellaire but I am not opposed to looking at properties there.

Hello to everyone! I’ve been doing my homework for months now on real estate investing and now that I’m familiar with the route I want to take and have a business plan together in sort, I think the next step is connecting with other investors, agents, contractors, mentors, etc. I’ve noticed a recurring theme with starting out is just making connections. I like to think it would also be somewhat helpful with keeping me on track and not falling off the wagon if I am in contact with others who are trying to make it happen. Almost like an accountability partner but a whole community. So anyway, I’d love to connect, hear what others are doing and how they made it happen etc!

@Blair Poelman That’s a great idea, I appreciate the advice! I definitely don’t have a glorified idea of how easy and smooth sailing flipping a house will be, that’s why I am really doing my homework on investing in general before I dive in.
