I would really make sure the numbers make sense before you do anything else.  And be up front with the seller.  Don't lead them to believe you are the one buying the property if you're assigning it.  

Get an ARV from a good broker, and I do multiple contractor quotes myself. I agree with whoever said they wouldn't buy sight unseen..baaaad idea.  Are you figuring in all costs when you determine your MAO?  Investor profit/BSH/Wholesale fee and accurate repair cost?  Plz don't go in blind..you'll regret it and it's not fair to anyone involved. :))

Very good point Justin.  I am dealing with squatters right now...granted, not violent felons... But dirtbags nonetheless.  I thought about how they might react on coming to the realization that they'd finally have to move on...how qmuch might they try to damage my seller's home...a lot?? Not at all???   I walked thru with my broker and GC the other day and took tons of pix...I don't know all the existing laws protecting owners in case a tenant decides to physically retaliate by damaging the property.. Sadly, it seems to me that laws tend to lean toward protecting the squatters (Granted, I've had limited experience with this!  Thankfully).  Just something to think about.  Good discussion btw

Hi James!  Don't get hung up on building ur buyers list specifically because buyers will come naturally once u network. .that is what u need to concentrate on initially...networking.   Once investors meet u and realize ur finding off market properties, you'll b able to build ur list that way (organically if u will) 😀.  If u find a no-brainer great deal, u should have plenty of interest.
