I understand. It's just a property that is near my farm. I do all my own renovations with the specific priducts I use throughout the house. It's not a great rental area now, we are just hoping for change to occur in the next few years IF we get enough change throughout the neighborhood. I have found this neighborhood difficult due to the shootings nearby that still occur and the fact that the homes are historically protected by a very aggressive group of about twenty people in the neighborhood who work on the preservations locally. There are a number of houses that have PROBLEM tenants(normally second and third generational family members) who cause trouble for the other houses around (break windows etc). If you would like the names of the city employees who over see the historical renovation of these properties let me know and I would be happy to send you their contact information. How do you usually obtain your properties from so far away?

@Rose Davis your best bet is to approach an investor who you can bring value too. How you bring value depends on what assets you have. Sometimes assets are your abilities, time, or money. Looking to get started is a very scary process @Matthew Roe so is getting involved with the auctions! If either of you would like to speak further just send me a message. Rose, there is a Davenport meet up group for RE investors. I believe it just happened or is tonight. They are normally at the end of the month at the Davenport Library. I have gone once. My best guidance in the area has been from active investors I had personally met through bigger pockets when it comes to the QC area.  Look forward to talking to you guys soon.

What is the vacancy rate? Do they all have annual leases? Are their pets allowed on the premises? Are the appliances the tenant's or belong to the building? IS the seller willing to negotiate?

Thanks for your reply. I know I have a lot to learn about it and I assumed there were some areas that would be trouble and some that would be great. I have reached out to a few real estate agents down there and I'm planning a trip in February. I know those are two areas that people are investing in already. I typically like to go against the common think pattern of property purchasing. But, in this case I will take your suggestions to heart.

Eric,

Do you invest in vacation property or in homes? Do you do cash deals or are lenders down there investor friendly and are the terms similar to US with their close economic tie to America? Also, do you have any referrals to RE lawyers? I have read having a good is vey important.

Hey BP,

I was wondering if there was a market of people looking to buy turnkey properties or a small or large portfolio of them? For you turnkey purchasers, I was hoping you could tell me more about your buying strategies are, ex. What CoC you look for, price range, rental range, or any other numbers you have earmarked for your investment system.
