I agree with Roy - the standard contract from the State works well and avoids any potential legal issues down the line. As a side note, I'm closing on a flip property in Cincinnati in a couple of weeks (I live in Colorado, so should be fun to manage an out-of-state flip). Also, I wrote this article on BP that may help on finding off-market deals: https://www.biggerpockets.com/blogs/8592/50787-the...

Thanks for the input, I would be curious to know if the points/fees are comparable to other hard money lenders, and also if you experience any other hoops or difficulties with their processing and oversight.
Definitely - so far the terms seem on-par with other lenders, but you never really know of any hidden fees until closing, and then at resale. So I'll let you know if anything crazy comes up after I close. Their communication thus far, though, has been above average (thus far) - which is one thing that I prioritize

By portfolio lender, do you mean private lender, or an institution that holds paper on their loans, or both? Chad Hargis is a private lender in Boise, If you private message me I will give you his email address and phone number. Michael Hendrichs is an institutional portfolio lender with Veristone. Heather Chambers with Washington Federal is a portfolio lender. Happy to introduce you to any of these people.

@Patrick Ellis @Alicia Chang @Nikki Stoddart @Elliot Collins
From what I've gathered from your posts, these are the best areas to invest in Texas: Fort Worth, Oak Cliff of Dallas, Cedar Hill, and Garland. However, would any of these also be good areas for flips?
@Nikki Stoddart Would you recommend Sidney Thorn for flips, as well?
