I think I have found my first investment property. I have not set up an LLC yet - will soon- but I have heard its virtually impossible to get financing with new LLC. So, how do you start with new LLC? Should I buy this property without LLC?

I am looking at two side-by-side town-homes. Side-by-side under one roof in stand alone building. They are listed as separate proprieties. Its a sell by owner deal. If I want to buy both, should I ask for it to be sold as one multi-family unit or should each be a separate deal?

My sister is looking at a mulit-family home outside of new york.  She will live in one side.  Can someone tell me how to analyze this type of deal?

East Baton Rouge Parish is selling thousands of properties through adjudicated and tax sale.  Minimum bid on all of them is 3,600.  Any investors in Baton Rouge have advice on this?  I am a new investor and am not sure how to evaluate this.

I have always been drawn to real estate. I'm looking at retiring from my current job in a few years, so looking for what's "next" and for supplemental income. So, now is the time for me to act on my love of real estate. Much to learn, but I'm ready and willing!
