Quick overview - Tenants have been in the house for +/- 16 months, their initial 1yr lease is now month to month.  Rent has been punctual, they are great tenants.  House is located in SW Oregon.

In the past month, both the husband and the wife have reached out to me individually letting me know that divorce is on the horizon, and both have expressed an interest in staying in the house, sans partner.  Both are listed on the lease agreement, both are employed with the local school district with steady, long term jobs.  What is/are the best course/s of action here?  I have a direction that I am planning on, but wanted to put it out to the community think tank to get different experiences/perspectives. 


 I worked as a paralegal in family law cases for years. If each party has an attorney for their divorce, they should work it out in an agreement.

Congrats on deciding to get your real estate license! I did my courses through the CE Shop. Their classes are module based and you pretty much go at your own pace. I also recommend PrepAgent, they have great videos and many online live webinars. Their practice exams are somewhat similar to the national portion of the exam.
